How to register a rent agreement online
Legal · 2 min read · Updated
Registration makes a rent agreement a public record and gives it stronger legal standing. Whether you need it depends on the term and your state.
When registration is required
A lease for more than one year generally has to be registered. Some states, such as Maharashtra for Leave and License, also require registration for shorter agreements. Where it is optional, registering can still help if you expect a dispute.
What you usually need
Requirements vary by state, but expect to provide:
- The stamped agreement
- ID proof of both parties
- Ownership proof of the property
- Passport-size photographs
- Two witnesses with ID
- Payment of the registration fee
How online portals work
Many states let you enter the agreement details online, pay the fee, and book an appointment at the sub-registrar's office. Both parties may need to attend in person for biometrics. Our state pages link the official portal that our data lists for each state.
Costs
Registration fees and stamp duty differ by state and by how the amount is calculated. Check the official fee schedule for your state before you apply.
Common questions
- Can I register without the landlord?
- No. Both parties, or their authorised representatives, usually have to be present.
- Is registration the same as notarisation?
- No. Notarisation confirms signatures. Registration records the document with the government. Notarised 11-month agreements are common, but they are not registered.
